When people hear this story, they often assume the biggest lesson must have been about the $20,000.

It wasn't.

The deposit is the part that gets people's attention. It's the headline, but it isn't the lesson.

The lesson is about preparation, expectations, and understanding that sometimes the best decisions are made long before a contract is ever signed.

One of the realities of being a real estate agent is that you spend a lot of time talking about things you hope your clients never have to experience.

You talk about inspections that could uncover major repairs. You talk about financing delays, or appraisals coming in low. You talk about what happens if a buyer backs out. When a client is buying before selling, you talk about what happens if the timelines don't line up.

Those aren't always easy conversations, and they're certainly not the exciting part of buying a home... But they're some of the most important conversations we have.

Because my job isn't simply to help clients buy a house. My job is to help them understand the decisions they're making along the way.

Long before we reached the difficult part of this transaction, we had talked about the risks. We studied the market carefully, we looked at comparable sales, and we discussed the pace at which homes were selling. Based on what I was seeing, I recommended selling their current home before committing to another purchase. This wasn't because I doubted their home. I believed it would sell.
But because the market had slowed enough, I didn't want them relying on a timeline that none of us could control.

As the process unfolded, those conversations became even more important.

Before the builder accepted their contract, they requested that my clients move forward without a contingency tied to the sale of their current home. We talked through exactly what that meant.

We discussed the deposit. We discussed the risk. We discussed the possibility that their home might not sell before closing.

Those conversations weren't theoretical. They were real, and they mattered.

As circumstances changed, we continued having those conversations. We explored financing options and talked with lenders. We looked at alternatives and we asked a lot of questions.

We had to evaluate what each path would mean - not just financially, but practically and emotionally.

The hard part is that none of those conversations guaranteed a particular outcome. *But as it goes in life, that isn't what good advice is supposed to do. Good advice doesn't eliminate uncertainty. It helps you navigate it.*

One thing I've learned over the years is that people sometimes expect there to be one "right" answer.

*If only we'd priced differently.*

*If only we'd marketed more.*

*If only we'd waited.*

*If only we'd accepted more risk, etc...*

Real life is rarely that simple.

Sometimes there isn't a perfect answer waiting to be discovered. Sometimes there are only difficult choices, each with its own consequences. This transaction was one of those times.

I never want clients to feel surprised by the risks they're taking. That doesn't mean every risk can be avoided. It just means every risk should be understood.

There's a difference.

When my clients made their decision, they weren't acting out of panic. They weren't making an uninformed choice. What they were doing was making a thoughtful decision after carefully considering every option available to them.

As their agent, that's all I can ask for - not that they choose the option I would choose, or that the transaction ends exactly as we hoped.

As their agent, all I can ask for is that they make a decision they understand and can live with.

This experience didn't change the way I practice real estate. It reinforced **why** I practice the way I do.

It reminded me why I spend so much time talking about backup plans. It reminded me why I ask clients difficult questions before they become urgent questions. It reminded me why I encourage people to think beyond the excitement of finding the perfect home and consider what happens if the road to closing isn't as straightforward as they hoped.

Those conversations aren't pessimistic. They're responsible.

Optimism and preparation can exist at the same time. In fact, I believe they should.

Would I have loved a different ending to this story? Absolutely.

I wish my clients had moved into the home they fell in love with, I wish their current home had sold sooner, and I wish the timing had worked in everyone's favor.

But wishing doesn't change the market, and it certainly doesn't change the value of being prepared.

If anything, this experience reaffirmed something I already believed:

Understand what your contract requires. **Read it and read it again.**

Know what you're comfortable risking - *and what you're not.*

The goal isn't to eliminate every possible obstacle, but the goal is to make decisions from a place of understanding rather than pressure.

While none of us can predict exactly how a transaction will unfold, we can make sure you're prepared for more than one possible outcome.

This story began with a $20,000 deposit, but it was never really about the money. It was about a family navigating a difficult decision with thoughtfulness, courage, and a clear understanding of the choices in front of them.

It reminded me that my responsibility as an agent isn't to promise perfect outcomes - It's to provide honest guidance, clear communication, and steady support - especially when the path forward isn't obvious.

Because that's what clients deserve every single time.

Chapter Five: What This Transaction Reinforced

"I don't know if we can do this."

Those words are some of the hardest words a buyer or seller can say during a transaction.

Not because they mean someone has failed.
Not because the dream wasn't worth pursuing.
But because they usually come after months of planning, excitement, and imagining what life will look like on the other side of the closing table.

By this point in the story, my clients and I had done everything we could to make the move happen:
They had found the home they wanted, made the plans, prepared their current home for sale, and trusted the process. But real estate has a way of reminding us that a plan and a guarantee are two very different things.

When my clients originally decided to move forward with their new home, the expectation was that their current home would sell in time. Honestly, that was a reasonable expectation. The home was prepared well, it received significant exposure, and it was generating interest.

But interest wasn't the same as an offer, and an offer isn't the same as a closed sale.

As the closing date approached, the gap between where they were and where they needed to be became harder to ignore. The calendar was no longer working in their favor.

This is the part of real estate that most people never see.

They see the final result - The sold sign. The moving truck. The keys being handed over.

They don't see the difficult conversations that happen behind the scenes or the moments where people sit down for hours at a time and weigh options that all have consequences.

People don't see that sometimes the hardest part of buying a home isn't finding the house - It's deciding what you're willing to risk to get there.

At this point, my clients had several possible paths forward. They could explore financing options that would allow them to close on the new home before their current home sold. They could consider carrying two mortgages temporarily, look at ways to create more flexibility with their timeline, or they could continue waiting and hope the right buyer appeared quickly.

Each option had a potential benefit, but each option also came with a cost. That's something I wish more people understood about major real estate decisions.

There is rarely a choice where one path is clearly right and every other path is wrong. Most of the time, you're choosing which uncertainty you are most comfortable carrying.

The loan recast option was one possibility, and for some buyers, it would have been a practical solution. They could purchase the home they loved, sell their current home, apply those proceeds toward the mortgage balance, and potentially lower their monthly payment through a recast.

But the question wasn't simply:

"Can this be done?"

The question was:

"Is this the right choice for us?"

Because buying a home is not just a math equation, it's a life decision.

A family has to consider their savings, their monthly budget, their stress level, and their overall comfort with uncertainty. What looks manageable on paper may feel very different when you're the one responsible for making the payments every month.

Eventually, my clients reached the decision that moving forward was not the right choice for their family. They decided to terminate the contract on the new home, and that decision meant losing their $20,000 deposit.

I remember how heavy that moment felt. It's a humbling experience in my career. I carried the pain with them and lost severe amounts of sleep because of it. It wasn't because I believed they made the wrong decision, but because I knew how much thought had gone into it.

This wasn't a decision made casually. It wasn't made because they didn't care about the money or because they didn't understand the options. They did.

This decision was made because, after looking at every path available, they had to decide which outcome they could live with. And sometimes, that is what a difficult decision looks like.

When people hear a story like this, it's natural to ask:

"Why didn't they just..."

Why didn't they close anyway?

Why didn't they use the recast?

Why didn't they find another solution?

Those questions are understandable, but they also come from a place of having distance from the decision.

It's much easier to evaluate someone else's risk than your own. The truth is, every family has a different threshold for uncertainty. Some people are comfortable stretching financially for an opportunity they really want. Others value protecting their financial, emotional, and mental stability above all else.

Neither choice makes someone irresponsible.

It means they know themselves.

This transaction changed the way I approach these conversations with clients. Not because I learned that buying before selling is always a bad idea.

It isn't.

Many people successfully navigate buying and selling at the same time, but I learned that these conversations need to happen earlier.

Before the dream home is found.

Before the contract is signed.

Before the deadline creates pressure.

Because the best decisions are made when you have time to think - not when you feel like you're backed into a corner.

If you're planning to buy before selling your current home, don't just ask:

 - Can I make this work?

Instead ask:

 - What happens if things don't go according to plan?

Before you sign a contract, understand:

 - What happens if your home takes longer to sell?
 - What financing options are available?
 - How much risk are you comfortable taking?
 - What is your backup plan?
 - What decision would allow you to sleep at night?

Because the goal isn't just to get the keys. The goal is to get the keys and still feel confident about the decision you made.

Sometimes the hardest decisions in real estate aren't between a good choice and a bad choice. Sometimes they're between two difficult choices.

And sometimes, protecting your future means letting go of the home you thought was your next chapter.

Chapter Four: When Every Option Has A Cost

"What happens if our house doesn't sell in time?"

That is a question most buyers don't want to think about.

Not because it's irresponsible.

Not because it never happens.

However, it forces you to consider a possibility you were hoping you wouldn't need to face.

When you find the next home - the one you've been waiting for, the one that checks all the boxes - your mind naturally starts moving forward.

You picture where the couch will go. You imagine holidays there. You start planning your new routine and where your out-of-town guests will sleep.

The last thing you want to think about is what happens if the house you're leaving behind doesn't sell according to plan.

But sometimes the most important conversations in real estate are the ones we have before we know we need them.

As the closing date on my clients' new home approached, we had reached that point.

The question was no longer:

"When will we get an offer?"

It became:

"What do we do if we don't?"

This is where real estate becomes much more than finding a house.

It's where contracts, financing, timelines, and personal comfort levels all intersect. And it's also where there is rarely one perfect answer.

One thing I have learned through my years in real estate is that most people don't realize how many moving pieces are involved in buying and selling at the same time.

A lot of buyers assume the process looks like this:

1. Sell your current home.
2. Receive your money.
3. Buy your next home.

Simple, predictable, and safe.

But what happens when the perfect next home appears before your current home sells? What happens when a builder has an aggressive closing timeline or when the market doesn't cooperate with the schedule you created?

At this point, my clients and I started exploring possibilities. Their lender walked us through different financial options. The builder had conversations about possible paths forward.

That's when the conversation changes from "How do we make this happen?" to "Which option makes the most sense for our family?"

We looked at what could allow them to complete the purchase while giving their current home more time to sell.

One of the options that came up during these conversations was something many homeowners have never heard of until they find themselves in a situation like this:

A loan recast.

A loan recast is not the same thing as refinancing. That distinction is important.

When you refinance, you are replacing your existing mortgage with a new loan. The interest rate, loan term, and monthly payment may all change based on the current market and your financial situation.

A recast is different, though. A recast allows you to keep your existing mortgage. The terms of your loan generally stay the same - including your interest rate and remaining loan period - but you make a large lump-sum payment toward the principal balance once your previous home sells. The lender then recalculates your monthly payment based on the lower loan balance.

For example, imagine you purchase a new home with a $500,000 mortgage. Later, you sell your previous home and bring $100,000 from that sale to the new mortgage. Instead of continuing to make payments on the original $500,000 balance, a lender will recalculate your payment based on the remaining $400,000 balance.

The benefit of recasting your loan is that you may be able to lower your monthly payment without giving up the interest rate you originally secured.

For buyers who are purchasing in a higher interest rate environment - or for anyone who has a particularly favorable mortgage rate - a recast can be an attractive option because it allows them to keep their existing loan rather than starting over with a new one.

But like every financial decision in real estate, it isn't a magic solution.

A recast typically requires you to have the funds available to make that large principal payment. It also means you may need to be comfortable carrying the higher mortgage payment temporarily while you wait for your previous home to sell. And for some families, that temporary period of uncertainty is the biggest consideration.

The spreadsheet I created for my clients was able to show what the recast option would cost as the potential for days on market increased, but no spreadsheet can tell how comfortable someone feels carrying that risk.

For one family, carrying two mortgages for a short period of time may feel manageable and worth the opportunity to purchase the home they love. For another family, that same scenario may create too much stress or uncertainty.

Neither decision is wrong.

The right decision depends on the family's financial situation, priorities, and comfort with risk.

On paper it can be an appealing option, but like every option in real estate, it isn't right for everyone.

For my clients, the question was not whether a recast was possible. The question was whether or not taking on the short-term financial risk required to get there was the right decision for their family.

Other possibilities were discussed as well. Could the timeline be extended? Could financing options create more flexibility? Could they move forward and allow additional time for their current home to sell? Every option had a benefit. Every option had a trade-off.

That is something I wish more people understood about real estate.

There are rarely decisions where one choice is obviously right and every other choice is wrong.

Most of the time, you're choosing between different types of risk:

The risk of waiting.

The risk of carrying two payments.

The risk of losing money already invested.

The risk of letting go of a home you really wanted.

Looking back, this was the part of the transaction that changed my perspective the most.

Before this experience, I thought more about preparing clients for the possibility that a home might not sell.

After this experience, I started thinking more about preparing clients for the decisions that come after that happens. Because the hard part isn't always identifying the problem - The hard part is making a decision when every option has consequences.

My clients had a decision to make. They had a new home they loved. They had a current home that had not yet sold. They had options in front of them. And they had to decide what level of risk they were comfortable accepting.

That is not a decision an agent can make for someone.

My job was to help them understand the choices, ask the right questions, and make sure they weren't making a decision simply because they felt pressured by the clock.

Because the goal was never just to get them into the new house. The goal was to help them make a decision they could live with after the boxes were unpacked.

### What I'd Want You to Know

If you're buying before selling, the most important conversation you can have happens before you fall in love with the next house.

Talk to your lender early.

Ask:

- What happens if my home doesn't sell before closing?
- What financing options are available to me?
- What would carrying two mortgages look like?
- What risks am I comfortable taking?
- What is my backup plan?

The strongest buyers aren't the ones who assume everything will go perfectly.

They're the ones who know what they'll do if it doesn't.

Chapter Three: The Conversation Nobody Expects

"We've done everything we can. Now we just need the right buyer to find it."

Those words are both hopeful and frustrating because, in many ways, they're true.

Selling a home requires preparation, strategy, and effort. But after all of that is done, there is still one thing no seller - or agent - can manufacture.

A buyer.

And sometimes, that's the hardest part.

When my clients' home hit the market, we weren't sitting back waiting to see what happened.

We had a plan.

We prepared the home carefully. We made sure the photos showcased the property well. We talked through pricing, positioning, and how to reach as many potential buyers as possible.

Then we launched, and the exposure came.

Within 18 days, the listing had generated 2,186 views on Zillow and had been saved by 102 people.

On paper, those numbers looked encouraging because people were seeing the home. People were paying attention. People were interested enough to save it and come back to it.

But there is a difference between interest and action. And in real estate, that difference can feel enormous.

Asaved listing doesn't move a family. A Zillow view doesn't write an offer. A beautiful online presence doesn't guarantee the right buyer is ready at the exact moment your timeline requires them to be.

The only thing that moves a transaction forward is someone walking through the door and deciding:

"This is the one."

And that hadn't happened yet. The frustrating part was that the home wasn't being ignored.

People were seeing it, they just weren't moving forward. And that can be one of the most difficult situations for a seller to understand.

When a home receives no attention, the answer often feels obvious. But what happens when you've done the marketing, created the exposure, and the buyer still hasn't appeared?

That is where the waiting becomes difficult.

Over the course of the listing, we had four showings.
Four opportunities.
Four moments where we hoped the right buyer might finally walk through the door.

And each one carried the same question:

"Could this be the one?"

Every showing creates a little bit of anticipation. You wonder what the buyers will think. You wait for feedback. You analyze every comment. You try to separate meaningful information from personal preference.

Because the truth is, not every buyer who walks through a home is looking for the same thing.

One buyer may love the layout but not the location. Another may love the neighborhood but need a different floor plan. Another may appreciate the upgrades but compare it to another home they saw.

Real estate decisions are incredibly personal. Sometimes a home isn't rejected because something is wrong with it. Sometimes it simply isn't the right fit.

The feedback we received gave us important information. There were things buyers appreciated. There were things they liked.

But there was also hesitation. And one theme continued to come up. The home butted up adjacent to a road with noticeable traffic noise.

It wasn't something that translated well in photos. It wasn't something we could change with staging. It was simply one of those factors that some buyers could overlook and others could not.

And that's one of the realities of selling a home:

Every buyer has a list.

Some items are negotiable.

Some are deal breakers.

You don't always know which ones will matter until the right buyer comes along.

As the days passed, the calendar became harder to ignore. At the beginning of the listing, there was still plenty of time. Time for buyers to discover the home.

Time for showings. Time for negotiations. Time for a closing timeline to come together.

But time has a way of changing the conversation.

The question slowly shifted from:

"When will we get an offer?"

to:

"What happens if we don't?"

That is the moment when buying and selling at the same time becomes especially challenging. Because now you're not just managing a listing. You're managing a promise. A closing date. A builder timeline. A financial commitment.

And suddenly, the outcome of one transaction depends on another transaction moving forward exactly as planned.

This is the part of real estate that people don't always see. They see the sold signs and the moving trucks. They see the beautiful before-and-after photos.

They don't always see the weeks spent waiting.
The conversations about options.
The uncertainty.
The decisions that have to be made when the perfect timeline doesn't happen.

My clients had done what they were supposed to do.

They prepared. They planned. They trusted the process.

But eventually, we reached the point where we had to stop asking whether the buyer would come and start asking a different question:

"What are our options if they don't?"

And that question led us into a conversation many buyers and sellers never expect to have:

A conversation about financing.

But even the best marketing strategy cannot create a buyer who is ready, willing, and able to purchase your home.

- Have I talked with my lender before I need a solution?

The best time to create a backup plan is when everything still feels like it's going according to plan.

Those three words have probably been spoken in thousands of homes across the country.

Sometimes they're said with confidence. Sometimes with hope. Usually with a little bit of both.

Most of the time, they're right.

This time, they weren't.

Before I tell this story, I want to make something clear.

The people in this story were not careless. They weren't overextended, impulsive, or ignoring good advice. They were thoughtful people making thoughtful decisions with the information they had at the time. To protect their privacy, I've not used names, and I've changed timelines and identifying details throughout this series. The story, however, is real - and so are the lessons.

This transaction has stayed with me for a long time. Not because it ended the way it did, but because it changed the way I talk to every client who wants to buy and sell at the same time. It reminded me that sometimes the biggest risks aren't the obvious ones. Sometimes they're the ones we quietly assume will work themselves out. This series isn't about assigning blame or second-guessing anyone's decisions. It's about pulling back the curtain on a real transaction and sharing the lessons that came from it.

Every real estate transaction starts with a vision of what's next. A growing family needs more space. Empty nesters are ready for something smaller. A job relocation opens the door to a fresh start.

Whatever the reason, moving is usually about hope. We picture holidays in a new dining room, coffee on a different back porch, or kids making memories in a new neighborhood. We spend so much time imagining life in the next house that it's easy to forget how much has to happen before we ever get there.

That's where this story begins.

My clients had found a newly built home they loved. It wasn't an emotional impulse or a late-night online discovery. They had done their homework. They understood the financial commitment, secured financing, and thoughtfully planned their move. Like so many families, they intended to sell their current home and use the proceeds toward the purchase of their next one.

It was a plan that made perfect sense. The next step was getting their home ready for the market.

We prepared it carefully. Every room was cleaned and photographed. The handy man was brought in. Every square inch of siding and concrete was pressure washed. Windows professionally cleaned. We talked through pricing, timing, marketing, and what buyers in the current market were looking for. It was move-in ready, and beautiful to boot. We launched with optimism - not because we were guessing, but because everything we knew suggested the home should be competitive.

If you had asked me on listing day how I thought things would unfold, I would have told you I expected we'd have a buyer before their new construction closing date - not because I can predict the future, but because that's what the facts in front of us seemed to support.

Then the waiting began.

One of the hardest things about real estate is that you can do almost everything right and still not control the outcome. You can prepare beautifully. Price thoughtfully. Market aggressively. Answer every showing request. Host open houses. Promote the property every way you know how.

And then...

You wait.

There's a strange emotional shift that happens after a home goes live. The excitement of launch gives way to anticipation. Every phone notification makes you wonder if it's showing feedback. Every weekend feels holy. Every car slowing down in front of the house catches your attention. You start measuring time differently.

"Maybe after this weekend."

"Maybe once more buyers see it."

"Maybe next week."

Those thoughts aren't irrational.

They're human.

Because hope has a way of filling in the gaps where certainty doesn't exist.

One thing I've learned over the years is that buyers and sellers often think of timelines as guarantees.

"We'll list in June." "We'll sell by July." "We'll close in August."

Those dates make planning easier. The problem is, the market doesn't read our calendars. The market doesn't know when school starts. It doesn't know your lease ends. It doesn't know the builder expects you to close in three weeks. It simply responds - or it doesn't.

That's a difficult reality to accept when you've done everything within your control. And my clients had.

There wasn't one obvious mistake we could point to. No neglected maintenance. No unrealistic expectations. No refusal to take advice.

They simply had a fantastic house waiting for the right buyer. As the days turned into weeks, something began to change - Not with the house, but with the calendar.

The closing date on the new home wasn't moving. Our hopeful optimism that the builder would be flexible in a time of need fell as flat as the builder's willingness.

Every day that passed without an offer meant one less day to get from contract to closing, and when that timeline begins to shrink, you start making bigger and bigger moves to ascend the mountain before you.

Impactful price reductions.
Multi-weekly open houses.
Paying for advertisements.
Marketing door to door looking for the next new neighbor.

No holds barred.

Still, the margin for error grew smaller. The conversations became a little more serious, and the optimism became a little more cautious.

And for the first time, we had to ask a question that hadn't seemed important when this all began.

"What if the house doesn't sell in time?"

It's a question nobody likes to ask. Not because it's negative, but because asking it makes the possibility feel real. But one of the most important things I've learned in this business is that hope and preparation are not opposites.

You can absolutely hope for the best, you just shouldn't build your entire plan around it.

At the time, we still believed a buyer would come. We had to. We weren't giving up. We weren't panicking. But we were approaching the point where hoping wasn't enough.

We needed to understand what happened if Plan A didn't work. And that's where this story takes its first unexpected turn.

If you're planning to buy another home before your current one sells, remember this:

Having a good plan isn't the same as having a guaranteed outcome. You can prepare well, price correctly, market aggressively, and still find yourself waiting longer than expected. That doesn't mean you've failed. It means you're working with something no one - not your agent, not your lender, and certainly not you - can fully control.

The best time to talk about a backup plan isn't when you're running out of time. It's before you ever need one.
